June Numbers:
Total Listings: 3473 units
Total Sales: 1539 units
Sales to Listing Ratio: 44%
Average Days on Market: 47 days (versus 51 days for June 2009).

Year to Date Numbers:
Total Sales: 9120 units
Sales to Listing Ratio: 46%
Average Days on Market: 44 Days (versus 55 days for June 2009).

Average Sales Price Year to Date (2010):$335,000
Average Sales Price Year to Date (2009):$329,000

Overall, the market is "featureless". Inventories are growing, yet prices are steady or up slightly. Sales volumes for 2010 are marginally improved over 2009. The best advice is the same advice you've heard so many times before: shop carefully, search for value, pay more for location, and make sure your strategies are not in contradiction to your long term financial goals.
